MOULTON NIGUEL WATER DISTRICT

Moulton Niguel Water District modernized an existing 9,500-square-foot facility on its Laguna Hills campus to better support daily staff operations, events, overflow needs, and emergency response functions. The completed space provides an updated and flexible environment for employees while also serving as a resource for first responders during emergency events.

The build-out included all-new MEP systems, energy-efficient windows, polished concrete floors, locker room upgrades, and a new breakroom and kitchen. Upgraded AV capabilities, scheduling screens, and an emergency response hub further support coordination, meetings, food storage, and muster-point use when expanded operations are required.

A key construction element was the custom olive-green standing seam roof, installed over an existing barn-style structure with exposed framing, purlins, and no roof substrate. The work was completed in carefully sequenced sections, with coordinated fall protection, lifts, interior R-30 insulation, weather planning, and daily safety checks.
