Making a Splash At Wilshire House Condominium

At Wilshire House, a 21-story luxury condominium in Los Angeles, Casco was engaged by the homeowners association to address a critical waterproofing failure at the second-floor pool deck while simultaneously elevating the building’s exterior amenity space.

The Challenge: Zero Margin for Error

Upgrading the existing second-floor pool deck came with one non-negotiable constraint: zero allowance for added structural weight. Every material selection and construction detail had to be carefully evaluated to maintain existing load limits on the structure below.

The team navigated a significant design shift from a concrete deck system to a terrazzo finish, introducing new layers of coordination related to permitting, testing, warranties, budget alignment, and approvals from multiple authorities.

The Solution: Meticulous Planning, Thoughtful Execution

Casco removed and replaced the existing pool deck and installed a comprehensive waterproofing and drainage system designed to perform long-term without adding structural load.

The redesigned space now features a terrazzo pool deck, resurfaced tennis court, laser-cut metal screen panels, smooth stucco walls and caps, upgraded landscaping and irrigation, architectural lighting, a Kettal pavilion, fire pit, new furniture, and a reconfigured kitchen area.

From finishes to assemblies, every component was coordinated with meticulous precision to meet structural limitations while achieving a refined, resort-inspired aesthetic.

Through close collaboration with the HOA, property management team, consultants, subcontractors, and local agencies, Casco delivered a high-performance amenity space for an enhanced resident experience.
