Delivering on Two Fronts: How Casco Managed a Dual-Scope Industrial Renovation for Collins Company

When Casco Contractors was first engaged by Real Estate Development Associates (REDA) to renovate an office and warehouse space in a Class A industrial park, Collins Company was on the horizon as the incoming tenant. That early visibility shaped how the landlord scope was approached and improvements were carefully communicated and coordinated with Collins Company to ensure the space would be ready to support their operations from the start.

Building the Foundation
The landlord scope set the stage for everything that followed. Work included upgraded offices, new remote restrooms in the warehouse, a demising wall with a sectional overhead door, forklift charging stations, eyewash stations, and an extensive Unistrut layout for electrical drops and future air drops. Throughout this phase, our team maintained close coordination with Collins Company, ensuring that the scope aligned with the tenant's operational needs.
A Seamless Handoff into Tenant Work
Following the landlord scope, Casco was awarded the tenant direct work for Collins Company. This provided a natural continuation given the team's familiarity with the space and the relationships already established. The transition between scopes was an opportunity to maintain momentum rather than start fresh.

A key milestone during this phase was securing a Temporary Certificate of Occupancy on
the landlord scope, which allowed Collins Company to begin operations while tenant construction continued. Achieving that required close coordination with city officials and careful sequencing of inspections across both scopes — a challenge our field team navigated through consistent communication with the inspector.
The tenant scope added a new breakroom, a significant Unistrut installation of electrical and airdrop systems, and the integration of racking, in-rack sprinklers, and airdrops, each requiring separate city permits and approvals. Casco coordinated closely with the architect, engineer, and subcontractors to keep the permitting process moving. When material delays threatened the airdrop scope, our team sourced a local alternative quickly, keeping the project on schedule without disruption to Collins Company's ongoing operations.
The Results
